The U.S. economic data for this quarter was quite alarming as it showed signs of recession to stay for a longer period from now on. The realty sector growth was quite negative touching its 17 year lows and also the unemployment data is in its 7 year's peak. Clearly, in such testing times, taking up a profession of a real estate agent could be very disastrous if the person who intends to take up the profession is not well trained.
Also, an untrained professional at this juncture may cause more havoc in the already bleeding realty sector. Keeping these points in view the Federal Government has made it mandatory that all those people who wish to pursue realty as a career should undergo a licensing examination called the Real estate agent course passing which he could be qualified to attempt the state conducted realty examination. Upon satisfactory completion of that examination, the successful candidates can take up the realty as a profession.
So, it is clear that unless and until a person undergoes any real estate agent course, he will not be permitted to appear for the qualifying examination. These real estate agent courses are of two types.

It has always been a point of debate whether would be agents should go in for personal coaching classes or online coaching classes while pursuing for real estate agent course. While a few real estate professionals suggest that one should go in for Regular Coaching Classes, they cite the following advantages in doing so:
Personal interaction with the instructor so that the topics covered in the classes could be better understood and as such, clearing the federal examination could be done more easily.
Focus on the profession which improves the concentration of the candidate and enables him to understand the points vividly.
Experienced professors can give knowledge about the present market conditions which may not be put forth in the textbooks.
At the same time, some people emphasize on online coaching classes for the following advantages:
Online coaching classes offer flexibility of time that the student can study according to his convenience.
People who wish to become successful realtors should actually work under some real estate broker as an apprenticeship so that they get the practical knowledge. The theoretical knowledge required for the clearing of the examination can be thus obtained by enrolling for online coaching classes.
Online coaching classes are more inexpensive in comparison to the regular coaching classes.
Well, as both the versions look convincing, the debate is still on. However, whether regular or online coaching classes, the important point to be noted that the student pursuing the real estate agent course should be well versed with the following topics to clear the examination:
Gaining an in depth understanding of the cities wherein the person intends to carry on his profession: This study includes an overview of the census which the U.S. bureau publishes from time to time and interpreting the data according the requirements. He is also required to understand the reasons as to why a city grows and to what extent. This can help him in estimating the demand for any particular place in a city and thus deciding its value.
While going into the demand dynamics of a place, they are usually determined according to the job creation capacity of that place, the availability of labor for those jobs, the attrition rate and other forces such as the popularity of that place in comparison to its peers etc.
Depending on all the above factors, if once set formulas are arrived at, then, those formulas are to be applied to find out the gaps in those formulas and why they exist. After those gaps are filled comprehensively, decisions regarding buy rent a property, Multi-family renting opportunities their advantages and disadvantages etc. are to be particularly studied so that the data would be very useful later in their professional career.
A general idea about the investor's mindsets, the economic development cycle, demand driving factors for a place, the healthy and safety of the investors in a particular place etc. have to be kept in mind while dealing with their customers. Hence, all these topics would be covered in the course.
In addition to all these professional requirements, real estate agent courses also deal with the federal requirements like the disclosure of environmental facts to the buyers so that they are more clear about the property they buy.
The real estate agent course also deals with the requirements regarding the paper work to be done on behalf of the buyer, seller, landlord and the lenders. These requirements are to be strictly adhered to failing which, the contract of sale would be declared as void and he is bound to lose future customers along creating trouble for himself from the present customers.
All this training undergone by the candidate should be done for a minimum of 270 class room hours in the core real estate learning. In addition, more 630 class room hours have to be dedicated for other areas related to the real estate agent course learning.
This may cost the student around $550 (including the cost of study material) if he undergoes regular coaching which has a 100% refund facility if withdrawn within 5 days from the date of joining the course. Later to that, the fee is refundable after deducting $100 for the course expenses.
If the person in desirous to undergo online coaching classes, it would cost him around $180 for the basic package. There are packages which promise passing of the candidate which may cost around $300.
Once, any candidate undergoes his real estate agent course certification in any of the above prescribed modes regular/online, he will be examined by the college in which he has undergone the training. Upon certification from that college, the photocopy of such certification has to be submitted to the licensing office to appear for the further Federal examination. On successful completion of the federal examination, he can practice as a real estate agent.
